Prep Your Parking Lot For Striping
You don’t think much about your parking lot, but it is the first thing your customers, residents or tenants will see. The upkeep of your parking lot can prolong the life of it, which is why it is so critical to give it the attention it deserves. Especially when it comes to the lines and traffic markings, this is what creates order and safety. When thinking about striping or restriping your parking lot, you must make sure you are checking off the boxes of planning. A few ways to do that is making it look presentable and that it serves its purpose. A Parking lot serving its purpose is ensuring that even with the remodel or beautification, it is still serving the purpose of parking and not hindering the existing spaces.
Prior to your scheduled maintenance you should make sure that every aspect of your lot is ready for contractors to get the job done. You will need to make sure your regular visitors are aware that there is maintenance being done to your lot. We recommend making sure that the areas that are going to be painted are clear of traffic. You may also need to perform some basic asphalt maintenance to ensure the pavement is dry and free from any dirt and water to avoid issue or worse for wear on your fresh painted lines. These are the basics, if you have more questions feel free to follow up with us!
Ways to ensure a long-lasting concrete
A concrete project is a great investment if you keep it in good shape. Damage such as weather, staining and cracks can make your driveway or pad look worn and ready for replacement long before its due. Luckily there are a few things that you can do in order to prolong the life of your concrete. Here are a few things we recommend to keep your concrete in top condition.
To prolong the life of your concrete you are going to want to treat cracks right away and reseal regularly. Sealing your driveway helps keep the water out, and prevents damage in the long run. You will want to reseal your driveway or pad every two years or so. When you first notice a crack, it is important to repair is right away. Cracks allow water to seep into your driveway and underneath where it can expand due to freezing and prolong periods of time being trapped. You can usually patch very small and minor cracks using a DIY kit, although more substantial cracks will require the work of a professional. We are more than happy to come out and do an estimate so we can get those taken care of for you!
While concrete is a sturdy material for the most part, it can only handle so much wear and tear. Avoid parking heavy trucks and equipment on your driveway, as these can cause it to crack. The most fragile part of your driveway is the edges. If you can, try to avoid driving along the edges and park your vehicle in the middle for a longer preservation of the job!
Keeping it clean and avoiding chemicals are very important factors in ensuring your concrete lives to its appearance. We know that the main goal is for concrete to keep its functionality , but we know having a driveway look good, feels good! Concrete can become stained if you let substances sit on the surface to long. Chemicals such as antifreeze, motor oil and so on can absorb and stain your concrete. Even the salt that you put down to melt ice in the winter time contains harmful compounds that can add to the damage. Try to avoid salt and try putting down sand to combat icy patches.
Sealcoating your driveway- Tips and benefits
With warmer weather comes maintenance and repairs. Sealcoating your driveway or parking lot is an easy way to extend the life of asphalt and improve the curb appeal of your property. A properly installed, quality sealcoat will protect the asphalt from fuel, weather and traffic wear. If avoided, cracks can start forming which will lead to potholes.
Before sealcoating, a crack sealer should be applied to cracks to prevent them from growing and further damaging the asphalt. Asphalt driveways should be seal coated every 2-3 years, although cracks should be filled and repaired every year.
Sealcoating larger projects should be done by professionals, although there are some options for to do-it-yourself kind of people, we recommend consulting a professional first!
If do it yourself isn’t for you or if you are unsure if your driveway or parking lot needs seal coating, feel free to give us a shout and we can come out and do a free consultation on what needs to be done and quote a price. We are more than happy to help!
